This oceanfront high-rise had their porte cochere damaged due to previous hurricanes. The roof system was failing and it caused water to leak into the framing and sheathing panels. The goal was to repair the roofing system, install a new frame, new sheathing panels, apply stucco finish, and multiple coats of high-quality paint.
After years of the roof system being expose to external elements, the deteriorated sheathing caused the frame to become completely exposed. Furthermore, the framing system was frail and wore down which became a liability for the property. The porte cochere area was closed down and it was protected by a temporary fence to protect the surrounding areas, automobiles, and residents while at the same time leaving a path for egress as not to intrude on the traffic flow of the property.
Next, the demolition of the remaining framing system and sheathing was completed. Following, the roof system was repaired, patched, waterproofed and painted. Then the installation of the new framing system took place. After the framing system was in place, a high-performance exterior fiberglass gypsum panel called Densglass was installed. Densglass has added performance and assist in the durability to a wide range of outside environmental elements such as air or water. Fiberglass gypsum sheathing is known for the superior mold and moisture resistance compared to regular sheathing.
Furthermore, an application of commercial stucco finish was applied. Following, a custom Sherwin-Williams application of paint coats. This community are now able to enjoy their new revived beautiful porte cochere.
